general guide to marketing real estate. This guide is the foundation
that is customized to every individual listing for the most effective
marketing plan.
Marketing Objectives:
1. To get as many qualified buyers through your property as possible
until your property sells.
2. To obtain the best possible sale price for your property.
3. To have everyone involved, part ways with a smile.
Marketing Guide:
• Prepare
a comprehensive comparative market analysis (CMA) of past and present
activity in your area to determine the right price for your property.
• Suggest/look at any possible improvements to your property, to best expose
and market your property to its highest value.
• Submit your listing to the Multiple Listing Service (MLS), Toronto Real
Estate Board.
• Post your listing on:
• Have full colour feature sheets made up on your home, detailing its highlights,
and benefits of the surrounding area, for cooperating agents and prospective
buyers.
• Submit copies of your listing to other agents within Your Community Realty,
which includes over 400 agents).
• Install a professional 'For Sale' sign on your property.
• Display listing on our front office 'Featured Properties' board.
• Notify surrounding neighbours for potential leads.
• Hold agent and public open house (with your consent), until your home
sells.
• Follow up on all showings for buyer feedback.
• Pre-qualify, when possible, all prospective buyers.
• Keep you informed of all other market activity in the area.
• Represent you upon the presentation of all contracts by cooperating brokers
and help you negotiate the best possible terms and price.
• Keep you informed, after the contract has been accepted, on all conditions,
inspections, waivers and any other procedures.
• Make myself available 24/7 for any questions or concerns.
